FAQ
Plain answers.
Plain answers about what we fund, how it works, and why the door is closed for now.
General
The company
Are you taking new clients?
Not right now. The waitlist is the only open door, and we will contact you when that changes.
What do you fund?
Commercial real estate, operating businesses, and fix-and-flip houses. See the three loan pages.
Where do you lend?
Florida and Georgia first. Other states case by case when we reopen.
Do you advertise rates?
No. Pricing is set per deal and shown on your term sheet, with every cost on it.
Is there a portal?
Current clients have a point of contact instead of a portal. Email or call that person.
Do you work with brokers?
Yes, when open. Brokers and referral partners can join the same waitlist and pick Partner.
Will a request affect my credit?
No. The waitlist asks nothing that touches your credit.
Is 7Lending Commercial part of 7Realty?
7Lending LLC is a separate company. It shares a founder with 7Realty, a real estate brokerage, and makes its own decisions.
Do you need tax returns?
Not always. Many commercial deals are sized on the property's income and the sponsor's experience. We ask for what the deal needs.
How fast can a commercial loan close?
Bridge loans can close in a few weeks. Longer-term loans take longer because the appraisal and third-party reports take longer.
What is the smallest deal you look at?
We set a floor per program. Ask when we reopen and we will tell you plainly.
Will this hurt my credit?
The first look is a soft pull. A hard pull only happens if you move forward on an offer, and we tell you first.
How much can I get?
It depends on revenue, time in business, and the product. We size it from the statements, not a guess.
What industries do you work with?
Construction, trades, restaurants, retail, healthcare, logistics, services, and more. Some industries have limits; we say so up front.
Do I need experience?
No. First-time flippers get a smaller loan relative to cost; experienced ones get more. Either way we tell you the number early.
How are rehab draws paid?
You request a draw when a stage is done, an inspector confirms it, and the money goes out. Usually within a few business days.
Can I hold it as a rental instead?
Yes. Flip to rental on the same file is common. The exit changes, the lender does not.
